How Staging Helps Sell Your Home Faster
Selling a home is more than posting a For Sale sign on the lawn, putting the home on the MLS and holding an open house. Many homes have to be staged first so they can appeal to a wider range of buyers. Staging is an art form, attracting people to the home in the best light possible so they can imagine themselves living there.
A professional home stager brings the design talent, resources and latest knowledge of local trends to the table to make sure every room in your home is presented in a way that highlights its best assets.
According to the National Association of Realtors:
- A quarter of buyers’ agents claim staging a home enhances the dollar value offered between 1 and 5%, compared with similar homes that had not been staged.
- 83% of buyers’ agents claim that staging a home makes it simpler for buyers to visualize that property as their own future home.
- Staging the living room was the top factor for buyers (at 47%), followed by staging the master (42%), and then staging the kitchen (35%).
Prepping your home for sale takes a lot of design expertise, attention to detail and patience. Here are some tips:
Purge
First, get rid of all clutter. This can confuse buyers, so make sure you have a clean, clear space that shows off the value you are offering. When you leave junk lying around, you’re really just working against yourself. And don’t put too much furniture in one room. It can look cramped. Often times, stagers will take away half your furnishings and put them in storage for later.
You want to make your home look bigger than it actually is while making way for strategic accessories. Go through each room and think about what is essential and must stay, compared with what can go.
Incorporate Visually Interesting Furniture Groups
Rather than put all furniture against the walls to make a room look bigger, it’s better to “float” furniture away from walls for a more interesting visual effect. Re-position chairs and couches into cozier conversational groups, making sure you maintain an optimal flow of traffic. Not only will this open up the room, it will become more user-friendly and functional.
Use Lighting to Your Advantage
Making your home look warm and inviting starts with sufficient lighting, as well as the right kind in the right places. You’ll want to boost the wattage in fixtures and lamps for 100 watts per every 50 sf. This means you will need several light fixtures per room. Each one should feature three kinds:
- Ambient (overhead/general)
- Task (under cabinet, pendant, reading)
- Accent (wall sconces and table lamps)
